| The GW Homes step-by-step building process. | |
At GW Homes, we’re mindful of the fact that while building a home is a familiar process for us, it can seem complicated for you. So here’s the entire procedure, in an easy-to-follow step-by-step format. And bear in mind that once construction begins, you’ll have one of our experienced Construction Supervisors assigned to look after your interests, answer any queries, and advise you on every detail of your new home’s progress.

| Initial Contact and Discussions | |
Visit GW Homes’ office (or any of our display homes) and discuss your individual requirements with one of our experienced consultants. Select a design (or show us yours), and we’ll modify it if necessary to suit your needs and budget. We’ll inspect your homesite at no obligation, and provide you with a detailed quotation for the construction of your new home. When you’re happy with our quote and ready to proceed, we can assist you to find the most appropriate finance if required. At this point we enter into a Preliminary Works Agreement, and a nominal part-deposit is paid.

We arrange a soil test and slab design, prepare the working plans and specifications for your new home, and lodge them with the Building Certifier for approval. We pay all the necessary approval fees, insurances and levies on your behalf. Our experienced consultant will assist you with decisions like the electrical layout and cabinetmaking details. Our qualified Interior Decorator can also help with your colour selection and co-ordination.

Your standard Queensland Master Builders Association contract and all supporting documentation and plans are prepared for you to sign. The balance of your 5% deposit is now due. And while you finalise your finance approval, we look after council approvals on your behalf.

Construction can commence within ten working days of Finance Approval and Building Approval. You’ll be introduced to your Construction Supervisor and advised of his contact details. Construction progresses through the various stages, and progress claims are requested according to your contract. We welcome your input and visits to the site during this period, and even provide you with your own construction key after ‘lock-up’. (We stress your need to be mindful of Workplace Health & Safety issues when you’re on site).

| Practical Completion and Handover | |
Your home has reached Practical Completion and is ready for handover. Your Construction Supervisor meets with you in your new home to carry out our Practical Completion Inspection and check that everything in your contract has been completed to our high quality standard. Your total satisfaction is our goal, and this joint inspection ensures that when we hand you the keys to your new home it’s an exciting and happy occasion.
